Construction management brings the builder into the project while design is still developing. The CM advises on cost, schedule, logistics, packaging and constructability, then manages procurement and field delivery under the agreed arrangement.
Clean site work and a tidy finish, coordinated with your engineers, the other trades, and the surrounding site conditions, built to the engineered drawings and the applicable codes.
Construction management engages the builder during design to advise on cost, schedule, logistics, constructability and procurement, then manage field delivery. The contract determines whether the owner or the CM holds the trade contracts.
With owner-held contracts, each trade contracts directly with the owner and the CM provides coordination and administration services. With CM-held trades, the CM engages them as subcontractors and is responsible for their construction performance under its agreement with the owner.
CM commonly provides visibility into trade bids, awards, allowances, changes and forecasts. The agreement should define the CM fee, reimbursable items, project costs, contingencies and when any target or maximum price becomes effective.
Separate trade packages can be released when their design, permit status and interfaces are sufficiently defined. Early release requires disciplined package boundaries and decision dates so later design does not undo installed work.
In design-build, one entity is responsible to the owner for design and construction. In construction management, the owner typically retains its design consultants, while the CM advises and manages construction under the selected trade-contract structure.
CM can suit complex, phased or fast-moving ICI projects that benefit from early trade input and transparent package procurement. The owner should have the governance capacity required by the selected contract form.
