What is the difference between renovation and retrofit?
Renovation changes or renews a building or space. Retrofit is usually driven by improved performance, capacity or compliance. One project can contain both, but the primary objective helps define the right service route.
When does a project need the change-of-use page?
Use it when the intended occupancy differs from the approved existing use or may trigger a municipal change-of-use review. The design team should confirm the code and permit implications early.
Does Ardenvale provide masonry or waterproofing restoration?
No. Those restoration trades belong to Harrowgate. Ardenvale handles the building scope and can coordinate related schedules and interfaces where both companies are involved.
Can envelope modernization happen while a building remains occupied?
Often, subject to safe access and a suitable phase plan. Entrances, noise, dust, interior protection, weather exposure and temporary closures must be coordinated with the property team.
