There is no fixed price list for concrete, excavation, site servicing, paving, demolition, or restoration work. Every quote is built from the issued drawings, a site review, and the actual conditions the crew will work in. Here is what to send, what happens next, and what you get back.
What to send before a site review
The more design information Ardenvale has, the more accurate the first number is. None of the following is mandatory to start a conversation, but each one removes an assumption from the quote:
- Issued drawings, whether for tender, permit, or construction, including any recent revisions.
- Structural or geotechnical information, such as a soils report, pavement design, or foundation detail, where the work depends on subsurface conditions.
- A site plan or survey showing property lines, existing grades, structures, and utilities.
- The project schedule, including any fixed milestones, shutdown windows, or occupancy constraints.
- A written scope of work with the exclusions you already know about, such as work being handled by another trade or already-permitted design.
If you do not have all of this, send what exists. A photo of a failed catch basin, a sketch of a parking lot that needs repaving, or a phone call describing a demolition scope is enough for Ardenvale to schedule a site visit and start scoping the work.
The quoting process, from inquiry to closeout
- Inquiry. You send drawings, a scope description, or a site problem by phone, email, or the contact form. Ardenvale confirms the type of work and the information still needed to scope it.
- Site review and measure. Ardenvale walks the site, measures the work area, checks access, drainage, existing conditions, and utility locations, and confirms anything the drawings do not show.
- Scope and quote. A written quote is returned with the included scope, exclusions, assumptions, quantities where applicable, and a schedule range. Larger or multi-trade packages may include a short scope narrative alongside the price.
- Work performed. Once the quote is approved, Ardenvale mobilizes, coordinates with your engineers, architects, or site staff, and performs the scope to the approved drawings and applicable codes.
- Closeout. The project closes with a walkthrough, any required testing or inspection records, and a marked-up record of what was built, so your project file reflects the completed work.
What you get back in a quote
A Ardenvale quote is a scope document, not just a number. It identifies the work included, the exclusions and assumptions the price depends on, the quantities or areas involved where relevant, and an estimated schedule. For larger industrial, commercial, and institutional projects, the quote may reference the applicable OPSS, CSA, or Ontario Building Code requirements the work will be built to, and note any inspection or testing the scope requires.
That level of detail is what lets you compare Ardenvale's quote against another contractor's on equal terms, and it is what protects both sides if field conditions turn out to differ from what was assumed at the time of pricing.
Typical timelines
A small, well-defined scope with complete drawings, such as a parking lot repair or a single concrete pad, can be quoted within a few business days of the site visit. Larger commercial or ICI packages, including multi-trade site servicing, structural concrete, or tender submissions, typically take one to three weeks, depending on how much design and quantity information is already available and whether subcontractor pricing needs to be coordinated for portions of the scope.
Emergency or urgent scopes, such as a failed catch basin or an unsafe structure, are prioritized for a faster site visit, with pricing following as soon as the required information is confirmed on site.
Why there is no fixed price list
Industrial, commercial, and institutional work is scope-based because the same service name can mean very different jobs. Asphalt paving over a sound existing base is a different scope than paving after full granular replacement. A concrete foundation on stable soil is a different scope than one requiring engineered piling. A published per-square-foot rate would either overprice straightforward work or underprice work with real complexity, and neither outcome serves the project.
